Former Big Lots Property Set for $3 Million Transformation in Harrison
A highly visible commercial property in Harrison is set for a major reinvestment, bringing new restaurants, new retail opportunities and a full-scale modernization to the former Big Lots site at 10933 New Haven Road.
The 2.5-acre center was purchased in February 2026 by Copperwood Realty, which is now leading a $3 million redevelopment project designed to reposition the property for a new generation of tenants.
For Harrison, the project represents more than renovation. It reflects continued private-sector confidence in the city’s retail corridors and growing consumer base.
What Is Being Upgraded
Planned improvements include:
New exterior façade
Fire suppression upgrades
HVAC improvements
Plumbing and electrical modernization
Parking lot improvements
New landscape islands
Updated signage
Together, the upgrades will substantially refresh both the look and functionality of one of Harrison’s most recognized commercial centers.
New Tenants Already Committed
The project is already attracting new users.
The left anchor space, approximately 3,500 square feet, has been leased by Longnecks Sports Grill.
The right anchor space, approximately 3,200 square feet, has been leased by Omega Beauty, which is expected to open in November 2026.
The middle section of the property, totaling approximately 24,000 square feet, is planned to be divided into seven retail suites, creating additional opportunities for small and midsize businesses. If the right user emerges, the space could also remain a single larger footprint.
Existing Businesses Staying in Place
Two established businesses will continue operating at the center:
A Total Tan will remain in its current location
Valle Escondido Mexican Restaurant will remain in the outlot building
That continuity matters. Strong redevelopment often blends new investment with successful existing operators.
Tentative Construction Timeline
Current milestones, subject to change, include:
April 23, façade demolition begins
May 15, permits submitted
July 1, exterior renovations targeted for completion
Sept. 1, parking lot and landscape improvements complete
Oct. 1, Longnecks Sports Grill targeted to open
Nov. 1, Omega Beauty targeted to open
Why It Matters
Across the country, many older retail centers remain stagnant. In Harrison, they are being repositioned.
This project turns an underutilized big-box site into a refreshed multi-tenant center with dining, retail and new leasing opportunities. It also signals something important to investors watching the market: Harrison is a place where properties move, capital is being deployed and growth is active.
That is exactly the kind of momentum communities work to create.
